Where Do international Buyers Purchase Property on the Costa del Sol?
Some of the most popular areas include:
Mijas Costa
Fuengirola
Benalmádena
Marbella
Estepona
These locations offer beautiful beaches, golf courses, restaurants, and a vibrant international community.
Find the Right Property
The first step is finding a property that matches your needs and budget. Buyers on the Costa del Sol typically choose between:
- Apartments close to the beach and city life
- Townhouses in quiet residential communities
- Villas with private pools and sea views
- New developments with modern design and facilities
The Costa del Sol offers both new-build properties and resale homes across many price ranges.
Obtain an NIE Number
An NIE number (Número de Identidad de Extranjero) is a Spanish identification number required for foreigners who want to buy property, open a bank account, or pay taxes in Spain.
Open a Spanish Bank Account
Having a Spanish bank account makes it easier to pay for:
- reservation deposits
- property taxes
- notary fees
- ongoing expenses such as utilities and community fees
Reserve the property
Once you have found the right property, a reservation agreement is usually signed and a reservation deposit is paid. This removes the property from the market.
Private Purchase Contract
The next step is signing a private purchase contract (Contrato de Arras). At this stage a deposit of approximately 10% of the purchase price is typically paid.
Completion at the Notary
The final stage takes place at the Spanish notary, where the title deed is signed and the remaining balance is paid. The property is then registered in the Spanish Land Registry.
