Record-high prices and fewer property transactions

The Marbella property market continues to set new records. New figures from Spain's notarial statistics show that the average price of a completed property transaction in Marbella reached €803,522 during the first five months of 2026.

It is the first time the average transaction price has exceeded €800,000.

At the same time, the average price per square metre has risen to €4,894 per m², while the number of property transactions has fallen.

This creates an interesting picture of the Marbella property market in 2026: fewer properties are being sold, but the homes that do sell are changing hands at significantly higher prices.

Marbella property prices have risen sharply since 2022

The development in average transaction prices shows just how quickly the Marbella property market has moved over the past few years.

From 2022 to the first five months of 2026, the average transaction price has therefore increased by approximately 38%.

Importantly, these figures are based on completed property transactions recorded by Spanish notaries rather than asking prices advertised on property portals.

This provides a more accurate indication of what buyers are actually paying for properties in Marbella.

Marbella's average price per square metre approaches €5,000

The trend becomes even clearer when looking at the average transaction price per square metre.

During the first five months of 2026, the average transaction price in Marbella reached €4,894 per m².

For comparison:

  • €4,425 per m² in 2025
  • €4,109 per m² in 2024
  • €3,649 per m² in 2023

The price per square metre has therefore increased substantially within only a few years.

This further highlights Marbella's position as one of the most sought-after international property markets on the Costa del Sol.

San Pedro de Alcántara is following the same trend

The increase in property prices is not limited to Marbella's traditional luxury locations such as the Golden Mile, Sierra Blanca and Nueva Andalucía.

San Pedro de Alcántara has also experienced significant price growth.

The average transaction price increased from €511,260 in 2024 to €608,532 in 2025 and then to €714,050 in 2026.

That represents an increase of almost 40% in approximately two years.

San Pedro de Alcántara has changed considerably in recent years and attracts both international and local buyers looking for an attractive residential location close to Marbella, Puerto Banús, the beach and everyday amenities.

Fewer property sales despite record-high prices

Perhaps the most interesting aspect of the Marbella property market in 2026 is that these price increases are happening while the number of transactions is falling.

Between January and May 2026, 1,483 residential property transactions were recorded in Marbella.

If the same pace continues throughout the year, Marbella would finish 2026 with approximately 3,559 transactions.

By comparison, there were 4,443 property transactions in 2025.

That would represent a decline of approximately 20%.

The market is therefore not necessarily moving towards higher transaction volumes. Instead, fewer homes are changing hands while the average prices achieved on completed transactions continue to rise.

Why are property prices in Marbella increasing?

There is no single explanation for the development of Marbella's property market.

Marbella has had a strong international buyer base for many years and increasingly competes with other high-end residential markets around the Mediterranean.

At the same time, the supply of attractive properties in Marbella's most desirable locations remains limited.

Location, sea views, modern design, large terraces, security, community facilities and proximity to beaches and golf courses can all have a substantial impact on property values.

Modern homes and high-quality new developments can therefore command prices significantly above the overall Marbella average.

The average figure of €4,894 per m² does not mean that every property in Marbella is valued at this level. Prices vary considerably depending on the specific neighbourhood, property type, condition and individual characteristics.

What does this mean for property buyers?

For buyers, rising prices make it increasingly important to understand the individual areas of Marbella and the true market value of a property.

A home that initially appears expensive may be correctly priced if it is located in an area where supply is extremely limited.

At the same time, a strong property market does not mean that every asking price represents good value.

Marbella remains one of the Costa del Sol's strongest property markets

The latest 2026 figures demonstrate Marbella's continued position as one of the Costa del Sol's most valuable residential property markets.

The average transaction price has increased from €580,969 in 2022 to €803,522 in 2026, while the average price per square metre is now approaching €5,000.

At the same time, transaction volumes are falling.
